Q: How do I request Association information if I want to sell my unit? 

A: Contact the treasurer who provides the necessary information 


Q: What do I do if a motorcycle is seen on Sundown property? 

A: Ask the driver to leave—a sign is posted at entry 


Q: What do I do if I see or find vandalism? 

A: Call police, file a police report, take photos, contact the Board 


Q: What is an approved temperature monitoring system and why do I need one? 

A: There are many types—it should alert you if household temperature is below 55  The ByLaws dictate this for your protection and your neighbors 


Q: Do I have to belong to the Plantation Beach Association? 

A: Yes, we have deeded rights 


Q: To whom do I pay my monthly condominium fee? 

A: The treasurer 


Q: What happens if I stop paying my monthly condo fees? 

A: Late fees, liens, court action 


Q: Is there a noise ordinance? 

A: Not specifically. Use common sense and be courteous to others 


Q: What do I do if there is a fire? Besides calling 911. 

A: Get out! Alert the Board afterward 


Q: How many cars am I permitted in the parking lot? 

A: Two (2) per unit 


Q: What do I do if I need something repaired? 

A: Use the repair request form on the website and send to the Board 


Q: Why do I need to provide 2 keys to my unit? 

A: For emergency Sundown entry and for the Laconia Fire Dept. lockbox 


Q: Does someone living here longer than me have more rights than I do? 

A: Absolutely not. We are all equal 


Q: What are my condominium fees for? 

A: The operating costs of the condominiums, as defined at the annual meeting 


Q: Where is the annual Association meeting held? 

A: Usually at the Weirs Beach Community Center, Lucerne Ave, Laconia 


Q: Are there minimum coverage requirements for insuring my condominium? 

A: You are required to have insurance. Contact your agent. 


Q: Can I install Direct TV or Dish Network? 

A: See the Sundown Satellite Dish Policy CLICK HERE 


Q: What is allowed on my deck? 

A: See Sundown ByLaws and Residency Rules for what cannot be there 


Q: Can I plant flowers or landscape around my unit? 

A: Only with specific Board approval 


Q: Who removes snow around propane and oil tanks? 

A: Sundown’s hired snow removal personnel 


Q: What can I do if my neighbor has “stuff” outside on common areas? 

A: Ask them to remove it, discuss it and notify the Board if continues 


Q: Am I allowed to paint or make repairs to the outside of my unit? 

A: No 


Q: Can I hire a contractor to remove snow or ice from my roof? Will I be reimbursed? 

A: No and no 


Q: May I install a storm door? 

A: Absolutely. However, it must be a dark green full view door. 


Q: What is acceptable in the dumpster? 

A: Household trash only—nothing combustible or dangerous—break up all boxes—leave  nothing outside the dumpster 


Q: Who handles the landscaping and plowing? 

A: A year-round vendor contracted with the Board of Directors 


Q: Is there a recommended color for decks? 

A: The Board prefers uniformity per building 


Q: My water seems frozen. What do I do? 

A: Call a licensed plumber immediately 


Q. Is there a transfer fee when buying a unit within Sundown Condominiums?

A. Yes, The buyer must pay Sundown Condominiums a fee equivalent to two months worth of   condominium dues.  This fee will be deposited into the association reserve account. This fee is not applicable to your current monhly dues.
