The property on which the Sundown Condominium complex sits was originally part of an ancestral farm owned by the Bean family in the 1800s. Mr. Bean was killed in 1862 during the Civil War. The property fell to his daughter, Nellie Bean, who married John F. Zebley at Laconia in 1883. Mrs Zebley spent summers at the lake and was known for her hospitality and public spirit. She called this summer home "Nestledown". It was also known as the Zebley Farm. Records tell us that it had choice antique furnishings and lovely surroundings.
The Nestledown estate was destroyed by fire on April 23, 1923. In the mid 1940s, the owner of the Weirs Hotel purchased the 200 acres of the former estate and changed the name to Plantation House. It was considered a modern summer resort hotel. This hotel burned down on October 7, 1954.

The valuable lake front property, still called Pendleton Beach, is now the location of several beautiful homes. The homes on Ashley Drive and the first 24 units of the Sundown complex were developed by STAS Associates, Inc. in the 1980's. The two buildings with 7 units within the cul-de-sac area were developed by FHS Consulting Services in 2004. They became part of the Sundown Condominium Association in March 2005.
The Plantation Beach Association off Pendleton Road was developed during the first and second phase of the construction of Sundown. All Sundown owners have deeded beach rights as do other land owners of the original acreage. There is a Zebley Road off Pendleton Road which may someday connect with Wentworth Cove Road--this road runs along the shoreline toward Summit Avenue and the bridge to Governor's Island.
A deeded natural sand beach on Lake Winnipesaukee, with day dock, bath house, pavilion, a basketball court, beach volleyball, and other activities are included for all association members
